For more than ten years, Vornado has been a leader in environmental sustainability among REITs and large commercial landlords in New York. Vornado’s Retail Leasing team is seeking a Retail Tenant Design & Construction Coordinator to managing retail tenants through all stages of the design and construction process. Responsibilities include review of retail tenant design, writing landlord work letters, creating leasing plans, managing landlord work, and tracking tenant construction. The Retail Tenant Design & Construction Coordinator works across disciplines, collaborating with property management, building engineers, construction managers, and outside design and engineering consultants. The role requires holding tenants to a high design standard, while assuring that Landlord Work and Tenant Work is completed on time and on budget. The ideal candidate will have a strong design background and extensive experience in retail construction. This position reports directly to the EVP of Retail Leasing.

Primary Duties And Responsibilities

  • Review Tenant's plans to meet Tenant Design Guidelines

  • Review Tenant’s plans and advise to elevate design standards

  • Establish project schedules and track important lease dates and construction milestones to communicate effectively across departments and ensure timely completion of Landlord and Tenant work.

  • Collaborate with Property Managers regarding the performance of Landlord and Tenant work.

  • Produce and review Landlord Work Letters.

  • Coordinate the performance of any lease required Landlord Work in a timely manner and within prescribed budgetary constraints, collaborating with Property managers, and outside vendors as required.

  • Prepare lease exhibits during the lease negotiation process, including signage areas diagrams and Lease Outline Drawings (LODs).

  • Assist CAD specialists with the maintenance and updating of the leasing plan database and creation of LODs.

  • Create and refine Tenant Design Guidelines & signage criteria for a variety of indoor and outdoor retail applications—including high street retail, mixed use buildings, historic districts, and train stations.

  • Develop working relationships with Tenants and coordinate timely submissions of Tenant's plans for landlord review.

  • Assist Leasing with the development and coordination of design concepts that promote the lease-ability and marketing of Retail spaces.

  • Visit properties on a regular basis and maintain familiarity with building systems and operations.

  • Assist the Retail Leasing team on site tours and technical walkthroughs.

  • Job Qualifications

    • Ability to read and understand construction drawings

    • Knowledge of building mechanical systems

    • Familiarity with NYC permitting and approvals process

    • Knowledge of AutoCAD and industry standard design software

    • Skilled in customer service and tenant relations

    • Ideal candidate will be adept at multi-tasking and be accustomed to working in a fast-paced, deadline driven environment

    Education And Experience

    • Bachelor's Degree required, preferably in Architecture, Engineering, or Construction Project Management.

    • 4+ years of experience in Architecture, Engineering, or Construction related fields

    The starting base salary for this New York position is expected to be between$120,000 to $145,000annually. Actual salary will be determined based on skills, experience (to the extent relevant) and other job-related factors, consistent with applicable law.Vornado Realty Trust is not offering relocation for this position located in our New York, NY office.Vornado Realty Trust is an equal opportunity employer.
