We partner with public agencies, nonprofits, lenders, investors, and municipalities to create lasting impact. We have a robust and stable pipeline of projects, and anticipate starting nearly 1,000 units of housing in the next 16 months.

We are expanding our leadership team with a Development Project Manager to guide new projects from concept through stabilization and help advance our vision for inclusive, high-quality housing across the region.

Position Summary

The Development Project Manager will support projects through the development lifecycle, including affordable, mixed-income, and supportive housing projects. This position will coordinate the assessment of feasibility, site acquisition, entitlement & design, financing, construction oversight, lease-up, and the transition to compliance while managing internal and external project teams.

This role is ideal for a developer with experience in some aspect of real estate and community development, with experience demonstrating high-level project management skills across a variety of projects. Specific LIHTC structuring is not required, but of course helpful. This role will support a team of peers and senior leaders in a collaborative and cross functional atmosphere to execute on a portfolio of development work.

Key Responsibilities

Lead the underwriting of individual projects including financial modeling, initial site and concept design, ability to secure LIHTC awards in the state in question, and identification of soft financing sources

Support LIHTC application strategy and lead application assembly for LIHTC awards, including site control securing, team assembly, and narrative preparation.

Prepare and refine financial models including sources/uses, basis calculations, tax credit equity sizing, operating projections, and long-term capital needs.

Coordinate the closing process and manage all project financing partners, including legal documentation, regulatory agreements, partnership structures, and due diligence.

Work with architects, engineers, environmental consultants to ensure milestones and deliverables are met.

Lead entitlement and permitting processes; present to planning commissions, city councils, and community stakeholders.

Work collaboratively with general contracting team to select and manage construction execution.

Ensure seamless transition from construction to operations, including lease-up strategy, compliance readiness, and integration of supportive services.

Mentor development analysts; establish best practices in modeling, due diligence, documentation, and reporting.

Qualifications

3+ years of experience in real estate development or a adjacent role consulting, managing projects, providing financial analysis, or other support for decision-making and project execution in the real estate domain.

Strong financial modeling skills (Excel/Google Sheets, pro forma analysis, basis and credit calculations).

Excellent communication skills and comfort presenting to public bodies, investors, and community groups.

Ability to lead multiple projects simultaneously with strong organizational and time-management capacity.

Bachelor’s required; Master’s in real estate, urban planning, public administration, finance, or related field preferred.

Ability to reside or commute to Lincoln, Nebraska home office.

Compensation

This role will be compensated with a competitive salary and annual performance bonus, dependent on the qualifications of the individual.
