Position Overview

The Construction Project Manager is responsible for planning, coordinating, and delivering new store openings, remodels, relocations, and capital improvement projects. This role manages all phases of retail construction projects from site assessment and design coordination through permitting, construction, turnover, and store opening.

The successful candidate will collaborate with internal departments, landlords, architects, engineers, consultants, general contractors, and vendors to ensure projects are completed safely, on schedule, within budget, and in accordance with company standards.

Job Responsibilities:

  • Manage multiple retail construction projects simultaneously across assigned regions.

  • Develop and maintain project schedules, budgets, and milestone tracking.

  • Coordinate project activities from lease execution through store opening.

  • Identify project risks and implement mitigation strategies.

  • Review architectural, structural, MEPF (Mechanical, Electrical, Plumbing, and Fire Protection) drawings and specifications, lease language related to design and construction.

  • Coordinate with architects, engineers, and consultants to ensure design compliance with company standards.

  • Evaluate HVAC, electrical power, lighting, plumbing, and fire protection systems for constructability and operational requirements.

  • Resolve design conflicts and construction issues among disciplines.

  • Coordinate utility services and jurisdictional inspections.

  • Lead contractor bidding, negotiation, bid award, contract, PO, payment processes.

  • Monitor construction progress, quality, safety, and budget performance.

  • Conduct regular site visits and project meetings.

  • Review RFIs, submittals, change orders, and contractor payment applications.

  • Ensure timely project closeout, punch list completion, and turnover that meets company quality standard.

  • Develop and manage project budgets and forecasts.

  • Track expenditures and approve project-related invoices.

  • Evaluate and negotiate change orders and cost-saving opportunities.

  • Conduct store turnover walk-throughs with local store management.

  • Train store team on site-specific equipment and systems.

  • Compile warranty and operating manuals from general contractor at conclusion of the store build.

Requirements:

  • Bachelor’s degree in construction management, Engineering, Architecture, Building Construction, or a related field.

  • 5+ years of construction project management experience in retail, commercial, hospitality, or mixed-use developments.

  • Experience managing tenant improvement (TI) projects and fast-track construction schedules.

  • Experience with multi-site retail rollout programs preferred.

  • Ability to work a flexible schedule that meets the business needs, including evenings and weekends

Technical Knowledge

  • Strong understanding of construction methods, materials, and building systems.

  • Working knowledge of HVAC, electrical distribution, lighting systems, plumbing infrastructure, and fire protection systems.

  • Familiarity with IBC, NFPA, ADA, and local building codes.

  • Ability to interpret construction drawings, specifications, and engineering documents.

  • Project planning and execution

  • Budget and schedule management

  • MEPF coordination

  • Contractor and vendor management

  • Negotiation and problem-solving

US Travel may be required: 25% - 50%.

Salary: $140,000 - $155,000* annually*

*The offered salary or salary range is based on several factors, including, but not limited to, overall experience, relevant experience, education level, certifications, applicable skills and expertise, and location of the position.
